Roofing Estimator - Re-Roofing Bias

Position Overview

An established commercial roofing and exterior construction contractor is seeking an experienced Roofing Estimator with a strong specialism in commercial re-roofing and roof replacement projects.

The successful candidate will be responsible for assessing existing roof conditions, developing accurate cost estimates and preparing competitive proposals for commercial roofing projects. This role requires a strong technical understanding of roofing systems, tear-off and replacement methods, waterproofing, insulation and the challenges associated with working on existing and occupied buildings.

Key Responsibilities

• Prepare detailed estimates for commercial re-roofing, roof replacement, restoration and waterproofing projects.

• Review tender documents, drawings, specifications, roof surveys and existing building information.
\n
• Conduct site visits and roof inspections to assess existing conditions and determine the scope of required works.
\n
• Complete material take-offs and calculate labour, equipment, access, disposal and installation costs.
\n
• Estimate projects involving TPO, PVC, EPDM, modified bitumen, built-up roofing, metal roofing and other relevant commercial systems.
\n
• Evaluate tear-off requirements, existing roof build-ups, insulation, vapour barriers, substrate repairs, drainage and flashing details.
\n
• Identify potential concealed conditions, deterioration, water ingress and other risks associated with existing roof systems.
\n
• Account for occupied buildings, restricted access, phased construction, temporary protection and operational constraints.
\n
• Obtain and evaluate quotations from manufacturers, suppliers, waste contractors and specialist subcontractors.
\n
• Prepare competitive bid proposals, scope clarifications, exclusions and value engineering alternatives.
\n
• Liaise with manufacturers and suppliers regarding system specifications, warranties, pricing and lead times.
\n
• Coordinate with project managers and field teams to ensure estimates reflect realistic installation methods and labour requirements.
\n
• Participate in bid reviews, tender negotiations and project handovers.
\n
• Maintain historical cost data and review estimating accuracy against completed projects.
\n

Requirements

\n
• Proven experience estimating commercial roofing projects, with a strong emphasis on re-roofing and replacement work.
\n
• Strong technical knowledge of commercial low-slope roofing systems, membranes, insulation, flashing and waterproofing.
\n
• Experience assessing existing roof conditions and pricing work on occupied or operational buildings.
\n
• Ability to interpret architectural drawings, specifications, roof surveys and technical documentation.
\n
• Experience using digital take-off and estimating software.
\n
• Strong understanding of labour productivity, material costs, equipment requirements and project margins.
\n
• Familiarity with manufacturer specifications, roofing warranties and applicable building codes.
\n
• Excellent commercial judgement, attention to detail and tender management skills.
\n
• Ability to manage multiple estimates and deadlines while maintaining accuracy.
\n

Compensation

\n
• Base salary of $140,000–$170,000, depending on experience.
\n
